IMPACT

Real estate investing with real-world impact.

We believe good investing isn’t either-or, but yes-and. Yes, a real estate investment can be financially rewarding, as well as socially and environmentally impactful. It can yield competitive returns for investors, while bringing about lasting change for some of our most overlooked communities.

Implementing Environmental Best Practices

Catalyst fights climate change and inequity in the built environment by creating buildings and blocks that are resilient, sustainable, and reduce strain on natural resources.

DEVELOPER PARTNERS & INCLUSIVE CAPITAL ALLOCATION

Catalyst partners with best-in-class, community-driven real estate developers, delivering impactful and financially compelling projects in their local markets. We’re proud that 64% of our developer partners are women- and/or BIPOC-owned and operated, championing inclusive, intentional and impactful neighborhood development.

Institutional racism is alive and well in the capital markets. To get people like Catalyst, who want to be in this community [of North Minneapolis], who want to partner in this community, who choose to be here and do business with us… Every one of us in this community owes them a deep debt of gratitude because, without them, we wouldn’t have a project like this.

IMPACT MEASUREMENT AND MANAGEMENT

Pre-investment, Catalyst takes a rigorous, data-driven approach to impact. Through our Community Needs Assessment and Impact Scorecard, comprehensive impact measurement tools developed in-house, Catalyst thoughtfully and thoroughly assesses potential for impact, impact goals, as well as direct and indirect community outcomes.

Catalyst’s two-part impact framework, embedded within the pre-investment underwriting and diligence process, includes:

Community Needs Assessment

Allows Catalyst to understand what each investment community needs most by way of investment, leveraging a range of publicly available data sets and 700+ data points to score need across 5 assessment categories

Impact Scorecard

Objectively scores 1) our developer partners for their commitment to and experience in impact, 2) the proposed investment for impact potential, specifically as it relates to the needs identified through the community needs assessment

Post-investment, Catalyst communicates impact outcomes through recognized frameworks for thriving communities: the UN Sustainable Development Goals (SDGs) and the Social Determinants of Health (SDOH). Catalyst tracks, measures and reports on internally-designed KPIs through its Impact Business Plans and Annual Impact Report.

Impact Business Plans

Memorializes the impact strategy for a specific asset, interpreting community needs and impact goals into actionable initiatives that can be managed and measured

Impact Report

Holds Catalyst accountable to the non-financial, impact returns we aim to deliver to our investors, partners, residents and community ecosystem, delving into portfolio and asset-level data and stories
