Real estate investing with real-world impact.

Catalyst invests in high-potential but historically underserved communities across the U.S. Our impactful real estate investments address some of our nation’s most pressing challenges, including economic disparity, the housing affordability crisis, resource imbalance and climate change.

Revitalizing Underserved Areas
Catalyst revitalizes underserved communities, reviving local economies, creating jobs, and facilitating pathways toward greater equity.

Building Affordable & Workforce Housing
Catalyst combats America’s housing crisis by expanding the nation’s affordable and workforce housing stock and providing families with safe, quality rental units to call home.

Facilitating Tailored Community Services
Catalyst facilitates an influx of services tailored to the needs of each community, promoting access to resources and programming such as preventative healthcare, nutritious food and financial services.

Implementing Environmental Best Practices
Catalyst fights climate change and inequity in the built environment by creating buildings and blocks that are resilient, sustainable, and reduce strain on natural resources.
Catalyst partners with best-in-class, community-driven real estate developers, delivering impactful and financially compelling projects in their local markets. We’re proud that 64% of our developer partners are women- and/or BIPOC-owned and operated, championing inclusive, intentional and impactful neighborhood development.
Institutional racism is alive and well in the capital markets. To get people like Catalyst, who want to be in this community [of North Minneapolis], who want to partner in this community, who choose to be here and do business with us… Every one of us in this community owes them a deep debt of gratitude because, without them, we wouldn’t have a project like this.

Pre-investment, Catalyst takes a rigorous, data-driven approach to impact. Through our Community Needs Assessment and Impact Scorecard, comprehensive impact measurement tools developed in-house, Catalyst thoughtfully and thoroughly assesses potential for impact, impact goals, as well as direct and indirect community outcomes.
Catalyst’s two-part impact framework, embedded within the pre-investment underwriting and diligence process, includes:
Allows Catalyst to understand what each investment community needs most by way of investment, leveraging a range of publicly available data sets and 700+ data points to score need across 5 assessment categories
Objectively scores 1) our developer partners for their commitment to and experience in impact, 2) the proposed investment for impact potential, specifically as it relates to the needs identified through the community needs assessment
Post-investment, Catalyst communicates impact outcomes through recognized frameworks for thriving communities: the UN Sustainable Development Goals (SDGs) and the Social Determinants of Health (SDOH). Catalyst tracks, measures and reports on internally-designed KPIs through its Impact Business Plans and Annual Impact Report.
Memorializes the impact strategy for a specific asset, interpreting community needs and impact goals into actionable initiatives that can be managed and measured
