
Cole Motor
Cole Motor, a mixed-use adaptive reuse project in downtown Indianapolis, IN, repurposes two historic, 1910s buildings into 213-units of affordable and workforce housing and 30,000 SF of community-oriented commercial space. As an adaptive reuse project, Cole Motor features inherent environmental attributes, including a reduced carbon footprint due to the project’s reuse of carbon-intensive building elements, such as the foundation, structure and building envelope. The project benefits from meaningful public incentives, which includes a combination of historic tax credits, redevelopment credits, tax increment financing, and additional credits from the City of Indianapolis for construction costs. Cole Motor is estimated to deliver in Q4 2026.
